Why method matters more on a commercial property
The surfaces on a modern commercial building are less forgiving than people expect. EIFS is a foam system with a thin finish coat — pressure destroys it. Metal panel finishes chalk and streak under high pressure. Painted block loses its coating.
On a multifamily property there is also the water question: pressure forced into a breezeway ceiling or around a window assembly becomes a unit-interior problem, and that is a far more expensive conversation than a cleaning invoice.
We use the SoftWash Systems low-pressure process on those surfaces and reserve pressure for flatwork, which is where it belongs — the method comparison spells out which is which.
How bidding works
- Tell us the property. Address, building count, approximate square footage, surfaces and what is bothering you about it now.
- We walk it. Access, water sources, power, staging, parking impact, resident or customer traffic, and anything that needs protecting.
- You get a written scope and price — line-itemed, so you can award all of it or part of it, with one-time and scheduled-cycle pricing side by side.
- We schedule around your operation, post notice where residents are affected, and confirm completion.

Do you provide commercial pressure washing in St. Louis?
Yes — commercial buildings, apartment and multifamily communities, HOAs, retail, offices and industrial properties across St. Louis County and the metro.
We handle building exteriors, concrete flatwork, breezeways, dumpster pads, entryways, drive lanes and parking structures, as one-time work or on a scheduled cycle.
Can you work around residents and business hours?
Yes. Most multifamily and retail work is scheduled early morning, after hours or in staged sections.
For apartments we typically work building by building with notice posted in advance, so residents know which walkways and parking are affected and when.
Are you insured, and can you provide a COI?
Yes. We carry insurance and can provide a certificate of insurance naming the property, the management company or the ownership entity as required.
Send us your insurance requirements with the bid request and we will confirm we meet them before you award the work.
Do you offer scheduled maintenance contracts?
Yes, and for most properties that is the cheaper way to do it.
A property cleaned on a cycle never reaches the heavy-growth state that costs the most to recover, so annual or semi-annual pricing is generally lower than repeated one-time restoration work. We will quote both so you can compare.
How do you handle wastewater and runoff?
We follow the SoftWash Systems process, which uses biodegradable solutions and a fraction of the water volume a high-pressure operation uses.
Where a property or municipality has specific containment or discharge requirements, tell us during the bid and we will scope the work to meet them.
What size properties do you take?
From a single storefront up through multi-building apartment communities and commercial campuses. If a job needs more crew or equipment than one truck carries, we will say so in the bid rather than discovering it on site.
